HGTV Harbuck Style


I know its been WAY too long since I have posted. Teaching is getting the best of me, but I will use my spring break time to catch by up. Another big time commitment has been our own little HGTV project. Ryan and I have 2 rental houses at the moment (we both had a house when we got married, and decided to turn them into rental property as an investment) So far so good with them, we have been very blessed with great tenants who take care of our houses and pay ON TIME :)

Ryan's great aunt passed away a few years ago and the house was left to the Harbucks in her estate (she did not have children of her own). After years of it sitting there, we had the opportunity to be the 'project managers'. It has been so fun having our own little project. We have spent most weekends since Christmas driving back and forth from AU to Bham and have enjoyed our family time on both sides, as well as our time together working hard on the house. Here is what work we did on the house:
-cleaning out the entire house
-had a big garage sale
-tore down all window coverings
-sanded, repainted, and installed new hardware on kitchen cabinets
-New Stove, new dishwasher, new fridge, new microwave
-painted entire house: walls, baseboards, doors, ceilings, etc.
-re-surfaced the tub and tore down old glass door
-tore out old carpet and refinished wood floors
-tore down wallpaper
-regrouted bathroom
-new mirror in bathroom
-all new light fixtures in entire house
-sanded and repainted wrought iron on front and back porch
-yardwork-cleaning up beds, new pine straw, cut grass, trim bushes, etc.
-new blinds on all windows
-pressure washed outside of house
-painted the white shutters, black
-new toilet
-new outlet covers
-new electric panels
-added extra light fixture in ceiling in the living room
-painted built ins in sunroom and living room
-painted mantle to fireplace
-I know I am leaving something out, but that's pretty much it!

We have rented it out (got 10 calls a day and tenants within 4 days! Down the road when we sell it, we will put granite counter tops in the kitchen and paint the door red. :)
